A market that rewards the work

People ask me whether agents have a place in the future of real estate. Yes. I would not tell anyone to make the biggest financial decision of their life without expert help, and I do not see that changing. What has to change is everything around the agent: what they pay to reach buyers, who gets between them and their clients, and how little their tools have improved.

The MLS was built to share listings. Thirty or so years ago it was a printed book, and the agent was the index: you called an agent because they had read the book. Today every listing is online, buyers run their own search, and the agent still pays MLS fees for a distribution job the internet does for free. Then the big portals sell leads against the agent's own listings to whoever pays. Costs go up for the agent, and the buyer lands with someone who knows less about the home.
